Our Vision

Demand for new homes within the United Kingdom has been rising consistently over the last 30 years; the Barker report has highlighted that this shortage is gaining momentum - this is primarily caused by demographic factors, such as immigration, the rise in life expectancy and single person households. Land that is currently in agricultural use and zoned as being Green belt may be needed, in addition to brown field sites, to help meet this demand.

Commercial Land and its associates seek land sites that may have the possibility of planning potential to meet further building requirements.

An Eye For Detail

We are committed to making available to individual buyers the opportunity to buy strategic plots of land, all of which are freehold, contain no material covenants and have no demands for overage on them, i.e. no additional payments will be due to a previous owner on granting of planning consent.

We search throughout England for sites of agricultural, open countryside or forestry land, both inside and outside the Green Belt. Only a small percentage of sites that we inspect will be suitable for acquisition by Commercial Land.

The criteria that must be met in order for Commercial Land to select a site include:

  • Road Access.
  • No footpaths or other rights of way through individual land plots.
  • No material covenants.
  • Proximity to other housing.
  • Sustainable local infrastructure to support development.
  • The land must not be classified as being in an area of outstanding natural beauty.
